Inspection Checklist

Coastal inspections prioritize wood decay, corrosion, and soil movement—items standard inland checks often miss.

Wood decay is the most common structural concern near the coast. Inspectors should probe sill plates, floor joists, and framing where they meet masonry or soil, especially near grade. Hidden moisture can linger for years behind siding or beneath decks. Use a moisture meter to detect elevated readings above 19 percent, which signal potential rot. Look for swelling joints or warping floors near bathrooms and kitchens—common failure points in high-humidity environments.

Roof systems face relentless exposure to salt spray, which accelerates corrosion of fasteners, flashing, and underlayment. Metal roofs need inspection for oxidization at seams and valleys, while shingles may granulate faster or harbor algae. Flashing around chimneys and penetrations must be sealed against capillary wicking from ocean-driven rain. Gutter and downspout drainage should direct water at least ten feet away to avoid pooling near foundations.

Foundations in coastal areas face additional stress from soil expansion, erosion, and occasional flooding. Check for cracks wider than hairline in concrete slabs or block walls, especially near corners or where soil grades change. Look for tilt in walls or uneven settling—particularly in older homes built on fill or unstable dunes. A qualified engineer may be needed if signs of lateral movement or uplift are visible, especially where seawalls or bulkheads exist nearby.
