Staging Checklist

Rearrange furniture to maximize ocean views from key interior zones and amplify light flow for coastal buyer appeal.

Begin by identifying all sightlines from main living areas—especially the primary living room and primary bedroom—where the ocean first appears. Remove furniture that angles away from the view or blocks walking paths toward windows. Float a sofa or chairs parallel to the wall instead of pushing against it, keeping the central sightline open. In bedrooms, orient beds so waking up reveals horizon sight, not a wall or hallway. Even small adjustments can create a sense of discovery for visitors.

Light amplification starts with window care: clean both glass and tracks, remove heavy drapes, and clean reflective surfaces like mirrors and polished floors. Place low-back seating in front of windows and keep window sills uncluttered—minimal decor, maximum transparency. Use mirrors strategically to bounce daylight into darker corners without obscuring the view—mirror placement should reflect sky or sea, not furniture or doors. Keep reflective surfaces unobstructed for the full day, not just midday.

Avoid oversized furniture that shrinks the perceived scale of ocean-facing rooms. In dining areas, choose a table that seats six even for smaller homes—it signals lifestyle rather than cramped utility. In kitchens, keep countertops visible by storing small appliances off-site or in islands. Consider temporary furniture rentals if your current pieces block views or overwhelm the space; buyers respond more to openness than to personal style. The goal is to let the home’s best feature—the ocean connection—breathe through every room.
