Pools

Loan pools consolidate mortgages with matching attributes like coupon, amortization, and vintage to form predictable cash flow units for securitization.

A loan pool is a curated collection of mortgages that share key traits—such as interest rate, loan size, term, occupancy status, and origination date—so their collective cash flows behave predictably. issuers group loans this way because investors demand homogeneity in payment timing and amount to enable pricing and modeling. For example, all 30-year fixed-rate loans originated in Q2 with FICO over 740 and LTV under 70% may be pooled together. The more uniform the loans, the more accurately cash flows can be projected and stress-tested.

Pool size and structure influence tradability: smaller or highly customized pools may appeal to specialist buyers but can be hard to settle, while larger, standardized pools (like Fannie’s 4% or 5% coupon groups) dominate trading volumes. Pool characteristics are disclosed in the prospectus and embedded in the identifier—e.g., “F2247” means Fannie, 2.5% coupon, February 2022 issue. Buyers use the pool’s average age, WAM (weighted average maturity), and CPR (conditional prepayment rate) to estimate remaining life and reinvestment risk.

From an operational standpoint, servicing instructions for each pool are centralized under a single servicer who collects payments, handles defaults, and reports performance monthly. This standardization ensures transparency but also introduces servicer hazard risk—if the servicer fails, pool oversight can break down. Pools also allow issuers to match investor demand: if demand is strong for higher-yielding, shorter-weighted loans, issuers may spin off recent originations into separate pools with tighter aging profiles.

Tranches

Tranches

Tranches partition cash flows and losses across risk tiers—senior, mezzanine, equity—so investors select exposure aligned with their risk tolerance and strategy.

PSA Prepayment Model

PSA Prepayment Model

The PSA model translates real-world prepayment speed into a standardized % of the 100% CPR baseline, enabling consistent cash flow projection across securities.
