DTS: Determination Date

The cutoff date by which loans must be identified and locked into a specific MBS securitization before pooling and issuance.

The DTS ensures all loans included in a securitization meet agreed-upon underwriting, documentation, and seasoning criteria. After this date, the pool becomes fixed—no additions or substitutions are allowed, preserving integrity for investors relying on the offering circular’s asset-level disclosures. Delays in reaching DTS may signal underwriting bottlenecks or collateral shortages that could delay deal timing.

For originators, meeting DTS constraints requires tight operational coordination with servicers, legal teams, and underwriters. Loans approved post-DTS typically roll into subsequent deals, which may have different credit enhancement levels or investor demand profiles. Missing DTS cutoffs can invalidate eligibility, forcing loans into less optimal securitizations or temporary warehouse lines.

Investors monitor DTS as a proxy for asset quality consistency; a pool assembled close to DTS may carry higher risk if underwriting was rushed, while a longer lead time allows for more rigorous quality control. Understanding the standard DTS window—often 5 to 10 business days before closing—helps investors anticipate deal execution risk and assess servicer reliability for tranches.
