Beachfront vs. Dune Front

Dune front homes sit closer to the dune line with more exposed views but higher erosion risk than beachfront homes further inland.

Beachfront properties sit directly on the sandline and offer unobstructed ocean views and private beach access. They typically come with higher insurance premiums and stricter permitting for modifications. Erosion disclosures here are more urgent, often requiring structural setbacks or seawall disclosures. Maintenance includes frequent dune restoration work and potential sand migration management.

Dune front homes are set behind the primary dune line but remain ocean-adjacent. They usually have partial ocean views, sometimes blocked by dunes, and may require community path access for beach entry. Erosion risk remains significant but disclosures often reflect longer-term stabilization timelines. These homes generally face less direct wave impact, though wind and salt exposure remain high.

Both zones require regular structural inspections due to salt corrosion, wind damage, and shifting soils. Beachfront lots often have narrower buildable footprints due to setback requirements, while dune front parcels may allow slightly larger footprints but with vegetation preservation mandates. Neighborhoods in both zones typically enforce dune protection covenants enforced by HOAs or local ordinances.
