Secure escrow built for domain deals

JJN Solutions Law, PLLC provides a fully secure escrow service designed specifically for domain name transactions. We facilitate secure transfers by holding the domain name(s) in a neutral account in the name of JJN Solutions Law, PLLC and holding funds in a regulated trust account until all conditions of the transaction are met and verified. Both buyers and sellers stay protected through direct communication, verification of domain ownership transfer, and prompt disbursement of funds upon successful completion.

Domain escrow coordination

Neutral domain custody

The domain is transferred into a registrar account controlled by JJN Solutions Law, PLLC—held only as neutral custodian until closing conditions are satisfied.

Attorney-supervised escrow

Regulated fund handling

Purchase funds sit in the firm’s regulated attorney trust account and are released only after transfer, inspection, and verification are complete.

Why use this service

Escrow removes the risk of paying before you control the domain—or releasing a domain before funds are secured.

Security

Payment and the domain name(s) are held safely by JJN Solutions Law, PLLC until all conditions are met.

Trust

Both buyer and seller are protected from fraud and non-performance.

Verification

Correct domain name(s) and payment amount are confirmed before funds or domains are released.

Attorney supervision

Administered by a licensed law firm; funds-handling follows attorney trust account rules.

Structured disputes

A defined procedure applies if disagreement arises, with funds held until it is resolved.

Our process

Six clear steps take a domain escrow transaction from agreed terms through verified transfer and next-business-day disbursement.

1

Agreement established

Buyer and seller agree on transaction terms and the escrow arrangement.

2

Funds secured and verified

Buyer deposits the purchase price into the JJN Solutions attorney trust account.

3

Domain name(s) secured and verified

Seller transfers the domain name(s) to a neutral account in the name of JJN Solutions Law, PLLC.

4

Domain transfer

JJN Solutions transfers the domain name to the buyer’s registrar account and verifies completion through buyer confirmation and registrar records.

5

Inspection period

Buyer has 5 business days from the transfer date to verify full administrative control of the domain.

6

Payment released

Funds are disbursed to the seller, and broker if applicable, the next business day.

Fee structure

Transactions in U.S. dollars. No minimum transaction size—minimum fees apply as shown below.

Transaction amount Fee rate Minimum fee
Up to $200,000 2.9% $600
$200,001 – $2,000,000 1.9% $5,800
$2,000,001 and greater 1.3% $38,000

Lease-to-own and straight lease

Escrow also supports structured lease arrangements, with the domain held in neutral custody for the full term.

Transaction type Fee
Lease-to-own Service fee per the schedule above, plus a 1.9% administration fee included in each monthly payment
Straight lease $395 flat setup fee, plus 3.5% of each monthly lease payment

Domain custody during a lease

Under the Domain Escrow Service, the domain is held in a registrar account controlled by JJN Solutions Law, PLLC for the whole lease term. Legal ownership stays with the seller throughout—we hold it as neutral custodian only.

No prepayment penalty

On lease-to-own, the lessee may pay the remaining balance in full at any time without additional charge. Maximum lease-to-own term is 48 months.

Straight lease rights

Under a straight lease, no ownership interest transfers to the lessee and all rights revert to the domain owner at the end of the term.

Buyer fee allocation

If the buyer has agreed to pay all or a portion of the escrow fee, the fee amount is added to the purchase price so total transaction costs are clear upfront. The responsible party is recorded in the Transaction Details section of your agreement.

Payment method fees

These fees are charged by the financial institutions processing your payment and are in addition to the service fee and any monthly administration fee. They are the responsibility of the party initiating the payment.

Payment method Fee
Bank wire transfer (domestic and international) $20 flat fee per wire
ACH (Automated Clearing House) 1% of the transaction amount
Cryptocurrency (where the seller agrees to accept it) Network fees borne by the sender
Debit / credit card 2.9%
American Express 3.5%

Note on large transactions: because the ACH fee is a percentage of the transaction amount, wire transfer is normally the less expensive option on larger deals. We are happy to help you compare before you send funds.

Disbursement fees

Charged when we send funds out to a seller or broker, and deducted from that party’s payout. Separate from the payment method fees above, which apply to funds coming into escrow.

Payout method Fee
ACH No fee
Bank wire transfer — domestic $30 per transfer
Bank wire transfer — international $40 per transfer
Cryptocurrency Network fees borne by the recipient

ACH payouts are free, and you can switch to ACH at any time. On a lease-to-own or straight lease the fee applies to each monthly disbursement, so choosing ACH on a 12-month arrangement saves $360 in wire fees. Tell us in writing before the next disbursement and we’ll change it.

Buyer guidelines

Clarity on fees and payment keeps the transaction moving without surprises.

Escrow fee on the purchase price

If the buyer has agreed to pay all or a portion of the escrow fee, the fee amount will be added to the purchase price of the domain name so total transaction costs are clear upfront.

Recorded in the agreement

The party responsible for the fee is recorded in the Transaction Details section of your agreement before funds are requested.
