1. Agreement established

Buyer and seller agree on the transaction terms and on the escrow arrangement.

2. Funds secured and verified

The buyer deposits the purchase price into the JJN Solutions attorney trust account, and receipt of the correct amount is verified.

3. Domain name(s) secured and verified

The seller transfers the domain name(s) to a neutral account in the name of JJN Solutions Law, PLLC, where they are confirmed and held.

4. Domain transfer

JJN Solutions transfers the domain name to the buyer's registrar account and verifies completion through buyer confirmation and registrar records.

5. Inspection period

The buyer has 5 business days from the transfer date to verify full administrative control of the domain.

6. Payment released

Funds are disbursed to the seller — and to the broker, if applicable — the next business day.

How to read the table

The fee rate applies to the transaction amount, and the minimum fee applies where the calculated percentage would fall below it. Payment method fees and disbursement fees, described below, are separate and additional.

  • Domain custody during a lease. Under the Domain Escrow Service, the domain is held in a registrar account controlled by JJN Solutions Law, PLLC for the whole lease term. Legal ownership stays with the seller throughout — we hold it as neutral custodian only.
  • No prepayment penalty on lease-to-own. The lessee may pay the remaining balance in full at any time without additional charge.
  • Maximum lease-to-own term is 48 months.
  • Straight lease ownership. Under a straight lease, no ownership interest transfers to the lessee, and all rights revert to the domain owner at the end of the term.

Note on large transactions

Because the ACH fee is a percentage of the transaction amount, wire transfer is normally the less expensive option on larger deals. We are happy to help you compare before you send funds — call 1.888.897.0886.

ACH payouts are free — and you can switch at any time

On a lease-to-own or straight lease the fee applies to each monthly disbursement, so choosing ACH on a 12-month arrangement saves $360 in wire fees.

Buyer guidelines

Who pays the fee,
and how it appears

If the buyer has agreed to pay all or a portion of the escrow fee, the fee amount will be added to the purchase price of the domain name, so total transaction costs are clear upfront.

The party responsible for the fee is recorded in the Transaction Details section of your agreement, so there is never a question later about who owes what.

Where is the domain held during escrow?

In a neutral account in the name of JJN Solutions Law, PLLC. On a lease, the domain stays in a registrar account controlled by the firm for the whole term, while legal ownership remains with the seller — we hold it as neutral custodian only.

How long is the inspection period?

The buyer has 5 business days from the transfer date to verify full administrative control of the domain. Funds are disbursed to the seller — and the broker, if applicable — the next business day.

Is there a minimum transaction size?

No. There is no minimum transaction size, but minimum fees apply: $600 up to $200,000, $5,800 from $200,001 to $2,000,000, and $38,000 at $2,000,001 and greater.

Can I pay off a lease-to-own early?

Yes. There is no prepayment penalty — the lessee may pay the remaining balance in full at any time without additional charge. The maximum lease-to-own term is 48 months.

Which is cheaper, wire or ACH?

For funds coming in, the ACH fee is 1% of the transaction amount while a wire is a $20 flat fee, so wire is normally less expensive on larger deals. For payouts, ACH is free and wires cost $30 domestic or $40 international.

What happens if there's a disagreement?

A defined dispute procedure applies, and funds remain held until the disagreement is resolved. Neither party can take both the money and the domain.
